3. THIS IS A NON SMOKING RESIDENCE- If there is any evidence of smoking in the home, penalty will result in a $200.00 charge to credit card on file.

4. PETS ARE NOT PERMITTED IN OUR HOME AND/OR ON THE PREMISES - If you are found in violation of this policy, the Owner reserves the right to immediately cancel your reservation and occupancy of the dwelling. Additionally, Guest agrees that: (a) Guest shall forfeit all Rent for the balance of the term of their reservation (calculated on a per day basis from the date of the notice to vacate the Property); and (b) pet violation shall be penalty of $200.00 charge to credit card on file.

5. NO REFUNDS FOR EARLY CHECKOUT OR NO SHOWS - Guest agrees that once they have checked into the property, no refund will be made for early checkouts. If Guest does not cancel the reservation and does not arrive for the Guest rental period, all monies paid will be forfeited.

6. DAMAGES- In addition to the payment referenced above, guests will also be required to provide a credit card number which will be kept on ?le. Guest acknowledges and agrees that any damage to the Property caused by the negligence of Guest, or by any invitees of Guest (including, but not limited to, carpet stains, cigarette burns, missing items, damaged items, damaged electronic equipment, etc.), shall be charged to credit card on file.

7. OCCUPANCY - The Guest agrees not to exceed (X) occupants, including children. A $200.00 charge to credit card will be assessed for any violation.

8. NO DISRUPTIVE PARTIES OR GATHERINGS - Guest acknowledge that Owner strictly prohibits any parties or gatherings that are noisy and disruptive in nature. Any violation of this paragraph shall be cause for immediate eviction of Guest and all individuals in Guest's group. In such instance, Guest shall forfeit all Rent for the balance of the term of the reservation (calculated on a per day basis from the date of the notice to vacate the Property).

9. GUEST RESPONSIBILITIES - While there may be numerous occupants in a given dwelling, only the reserving party is required to sign the agreement. We will hold the signing guest responsible for the payment and all other guest responsibilities enumerated in the agreement. SkiTripHomes or the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. SkiTripHomes or the owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

10. DISPUTE RESOLUTION – Although deemed reliable, property information on website is not guaranteed. Owner is responsible for maintaining property in advertised condition. Any disputes over property condition shall be resolved between the Guest and the Owner as stated in this agreement. SkiTripHomes will not be liable for any costs or legal fees associated with this reservation.

11. RESERVATION AGREEMENT - Your reservation is held pending receipt of this agreement along with your payment. This is a private transaction between the Owner and Guest as stated in this agreement on page 1 of this agreement. You will receive a Reservation Con?rmation after the agreement has been signed and returned along with your payment.

12. PAYMENT METHOD - Guest agrees to accept the terms of this Guest Rental Agreement and must provide the following Credit Card information and signed authorization to complete transaction. Guest waives all rights for any chargebacks in accordance with the rental and damage deposit. Guest also authorizes charges for any damages to the property during the duration of the above stated rental. Any charges will be made within 10 days after the guest departure.
