Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay or that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

A reservation/damage deposit of $500 USD is required. This must be received within 7 days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met:
a. No damage is done to the premises or its contents, beyond normal wear and tear
b. All garbage and recyclables are placed separate plastic bags in the basement, and soiled dishes are placed in the dishwasher and cleaned
c. The Lodge is left locked
d. No linens are lost or damaged
e. Beds are stripped and bedding is left in respective bedroom
f. The BBQ grill is left clean and in good order
g. Floors are swept
h. The renter is not evicted by the owner (or representative of the owner), or local law enforcement.

Vacation Rental Contract

1. CHECK IN/OUT - Check in time is after 2pm and check-out is 12pm
2. MAXIMUM OCCUPANCY- The maximum number of guests is limited to 12 people.
3. SMOKING/PETS - There is no smoking in the Lodge. Pets are NOT permitted under any conditions. Violation is grounds for immediate termination with no refunds of rent or deposit.

5. PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the Lodge rental. Please make payments in the form of traveler's checks, bank money orders, cashier’s checks or personal checks payable to: Dana Young. The advance payment is not a damage deposit. The balance of rent is due 14 days before your arrival date. If payment is not received, your reservation will be cancelled and payments to date forfeit. A $25.00 handling fee will be charged for all returned checks. All reservations must be paid in full and a signed copy of this vacation rental contract must be received prior to check-in.

7. ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY – The average age of a party must be 25 years or more. Violation is grounds for immediate termination. The property is patrolled on a regular basis. Tenant acknowledges that he/she will personally occupy the property for the entire rental period and will not sublet any portion of the property. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises and common areas in such a fashion that disturbs or offends neighboring houses shall be deemed grounds for termination.
8. MINUMUM STAY - This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
9. LINENS/TOWELS – Rates include a one-time linen/towel setup. While linens and bath towels are included, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken outside the Lodge.
10. CARE OF PROPERTY - Tenant is expected to care for the property as if it were their own. Rearranging of furniture is not permitted. The Lodge must be left the same as you found it.
11. TELEPHONE – A phone shared with the Owner’s residence is provided in the Lodge and Tenant may make unlimited calls within the local exchanges. We recommend that you bring a calling card to make calls outside of the local area.
12. OWNER’S LIABILITY –The Tenant agrees to release and indemnify the Owner from and against all liability, should anyone be injured upon the premises during the term of the rental, resulting from any cause whatsoever. Areas of the Lodge may not be suitable for small children. Parents must supervise their children at all times, both inside and outside the Lodge. In the event that the Owner is unable to deliver said property to Tenant under this rental agreement prior to occupancy because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, Tenant hereby agrees that the Owner’s sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
